That got us wondering about other local distilleries and we discovered that the Fraser Valley is a host to a number of older and newer distilleries that sell a variety of high-quality Spirits including…

Central City Brewers and Distillers have been around for a number of years and are quite well known for their Red Racer Craft Beer, but did you know that they also make Lohin McKinnon Whisky, Sparrow Premium Rum, and Queensborough Japanese Style Gin? Crows Nest Distillery in Abbotsford makes Vodka, Rum, and Spiced Rum. The Crows Nest Distillery was started by Stefano Paolone way back in the early 1900s. He brought his winemaking and spirits making skills with him from the old country. Lucid Spirits uses only BC-grown products to make their base alcohols. They do all of their fermentation and distillation on-site to create their ultra-premium products such as Vodka, Vodka Pina Colada, two types of Gin, and a variety of liqueurs, Rye, and a Spirit called Cinnamon Kiss. Mainland Whisky says their craft American-style Whiskey and Whiskey liqueurs are influenced by American Moonshine recipes. If you want to stop by and have a tasting, you can! At the Mainland Whiskey Cocktail Lounge and Whiskey Shop. They take private bookings for their tasting lounge that has a 15-foot bar and 125-inch projector screen. They have a new cocktail list each month and small snacks are available. New Wave Distilling is in the heart of the Fraser Valley tucked into a garden oasis. At their tasting room in Abbotsford BC, they offer cocktails, beer, and wine by the glass and wine and spirit tasting flights. They also have charcuterie and bistro snacks, a heated patio, and a grassy picnic area. They say, “our product line is inspired by our love for the Fraser Valley and the surrounding mountains.” They are a locally owned and operated family business. NorthWest Distilling Co. makes handcrafted Spirits made with British Columbia ingredients. They are owned and operated by “young people” from British Columbia. Their company focuses on a small-batch approach to distilling. They say, “by diligence on quality we aim to create products as beautiful as the scenery we make it in.“ they make Northwest Extra Smooth Vodka that is distilled 10 times before mixing it with “world-famous BC mountain freshwater“. Ravens Distillery is a new venture from Ravens Brewing in Abbotsford BC. They say “after the success of our beer we thought we could contribute something fresh to the world of spirits. Roots and Wings Distillery makes artisan spirits. They are homegrown and handcrafted at their farm in Langley, British Columbia. You can also visit the distillery for tastings and craft cocktails. Roots and Wings Distillery is Langley‘s first craft distillery. They are located in Fort Langley and they welcome visitors to sample and purchase their fine spirits in their tasting room. SR Winery and Distillery makes locally handcrafted rice wine and barley spirit in the Korean tradition. They are a small company founded by Master Distiller Yoo and his family who have been supplying restaurants throughout Metro Vancouver for over 10 years with unpasteurized Makgeolli (Korean cloudy rice wine). Township 7 – Langley

Township 7 has been holding special Father’s Day celebrations for years and 2021 is no exception. This year on June 20th they are holding their 7th Annual Wine and Swine event. It’s good to see the Fraser Valley Winery’s stepping up (healthy competition?) and planning events for Father’s Day. Activities

As we begin to emerge from the COVID-19 gathering restrictions there still isn’t a lot of public gatherings taking place. Of course, that doesn’t mean you shouldn’t get out and enjoy the day with your loved one(s). Go fishing, go on a boat trip, camping on the weekend. There’s really there’s an endless amount of adventures to be had. Maybe you could have a picnic too – just an idea, but we’ll save that for another article in the near future.

The last month has brought with it increasingly warmer and nicer weather, and with better weather comes more events. Of course, while we are still kind of in the middle of a pandemic, it’s always good to keep your distance. But that shouldn’t hinder you from having a fun family outing.

Today we’ll be looking at a few more upcoming events in the Fraser Valley area, specifically for June.

June 6, 13, & 20 – Downtown Chilliwack Community MarketDowntown Chilliwack Community Market

To start us off, we have the Downtown Chilliwack Community Market. A great place to find and connect with new businesses and products you might really enjoy, the DCCM is open from 10 am to 2 pm and a great place for locally grown, crafted, and brewed products. Maybe you just need some fresh carrots, well head on over to Cultus Lake after and it could be a trip worthwhile. If you’re okay with the commute, the Chilliwack Community Market could provide you with not only handmade items and fresh produce but also meaningful community interactions. June 6 – Ride for Doug 2021 (Langley)

Ride for Doug, a motorcycle charity riding against Duchenne Muscular Dystrophy, is on its 15th year this June. Starting at Langley’s Colossus Theatre and ending at the UFV campus in Abbotsford, you can either pick up tickets and ride in support or watch the live stream and support from home. If you feel like a midsummer cruise, this ones for you. Or maybe you just want to show your support, but don’t like objects with two wheels and an engine. That’s totally okay, you can still donate to their cause and even keep up with the ride online.

Every Saturday in June – Fort Langley Village Farmers’ Market

At the Fort Langley Village Farmers’ Market, you can meet our local BC farmers, BC Prepared food vendors, BC Craft beer, spirits, and wine vintners, and our “Best of BC” Artisans.

When: Every Saturday 9:00 am – 3:00 pm. April 10th – December 18th, 2021

June 18 – Golf for Kids’ Sake Tournament & Silent Auction (Abbotsford)

That brings us to another neat gathering happening this month. The Big Brothers Big Sisters Foundation is hosting a golf fundraiser at Ledgeview Golf and Country Club, which would be perfect for the golfers of the family. With tickets starting at $250, your package includes lunch, dinner, a cart rental, and 18 holes, and you can be assured that your donation is going towards a good cause. Changes to the stress test for mortgages

The Superintendent of Financial Institutions (OSFI) began hinting at changes to the stress test in Jan 2020. Those changes were put on hold as it became clear we were entering uncharted territories with a global pandemic.

Welcome to April 2021. While the pandemic is still a part of our daily lives, the real estate market has been on fire. OFSI has recently announced their new proposal for a change to our qualifying rate. The proposed change is set to come into effect on June 1.

Who will this affect?

Clients who are needing mortgage financing who have 20% (or more) down or who are looking to refinance their mortgage, will now have to qualify at a stress test rate of 5.25%.

This change will NOT affect clients who have less than 20% down. That qualifying rate will stay at 4.79% for now.

What does this mean in terms of dollar figures?

Assuming the following:

  • Combined family income of $130,000
  • Property taxes of $4,500 annually
  • Little to no debts in this scenario
  • 20% down
  • 30-year amortization

Under current rules, I could qualify this family for up to a 900,000 purchase with a 180,000 (20%) down payment.

Under the proposed new stress test of 5.25%, using the same down payment of 180,000 (will end up slightly more than 20%) this same family would only qualify for up to 860,000 purchases.

This is an overall decrease of approx. 4 – 4.5%. If you are currently house hunting, using this % will give you an approximate idea of how the new rules will affect you directly. However, it’s always best to get in touch with your mortgage professional to discuss your specific file.

Who will be the hardest hit?

Clients who will be hit hardest by these changes will be middle-class Canadian families. Those who are looking to upgrade from their starter home, have built up some equity over the last few years, and want to move into something that better suits their needs.

It will be interesting to see how lenders adjust to this new potential change. When the initial stress test rules were put in place, we did see that many lenders were looking for ways to help ease the impact of the new rules. For example, child tax benefits were now allowed to be included in our income qualification.

As well, in the past few years to mitigate this change, we have seen parents co-signing for their adult children in record numbers. We have seen more gifted down payments (early inheritances) to try and balance out the stress test changes. Families have also been selling their individual properties and merging their homes allowing young families to use their parent’s retirement income to help with qualifying power.

Adjusting to the proposed changes

With all the ways the new rules affected Canadians, we persevered and have adjusted. I have no doubt the same will happen this time.

As these changes are still ‘proposed’ there will be a lot more information to come in the upcoming weeks, but it is extremely important that you move forward as if the changes are happening. If you are currently shopping (with 20% or more down) or considering refinancing your home, it’s extremely important to connect with your mortgage broker to see how this will affect you personally.

When it comes to mortgage financing, there is no such thing as being over-prepared.

St. Patrick’s Day 2021: What’s Happening This Year in the Fraser Valley?

One of the first yearly celebrations to be hit by COVID-19 last year was St. Patrick’s Day, so this year we wanted to take a look around the Fraser Valley to see if there is anything that we can do to take part in this annual global celebration of Irish culture.

As you might have guessed, there is very little happening in the way of events. As we contacted the different pubs and event organizers who have done things in the past, the message was almost always the same, “due to COVID we are laying low this year.” But that doesn’t mean that some of the restaurants and pubs, in particular, aren’t attempting to at least give a little nod to remembering St. Patrick.

If you are in the mood for celebrating St. Patrick’s Day this year, here are several things to consider in the Fraser Valley:

Abbotsford

Normally, Dublin Crossing is the place to go in Surrey on St. Patrick’s Day, but it looks like they won’t be holding a special event this year. They are open, however, so you can always stop by year-round for an Irish pub experience!

The Clayton PubThe Clayton Pub

In response to our inquiry to find out what was happening at the Clayton Pub They responded:

“(The Clayton Pub) will have green beer, but with Covid restrictions, it makes it really hard to go further than that. Wednesdays are normally our crab night and we tested an idea to dye our crab legs green in the spirit of St Paddys day, LOL this did not work out, the crab legs looked gross green so we scrapped that idea.”

White Hart Public House

Due to covid restrictions in place the White Hart Public House doesn’t have any events going on this year, however, they will have Green $4.50 pints of Red Truck all day long to celebrate, in the safest manner possible.
